Bhartiya Urban to Invest Over Rs 10 Billion in Bengaluru Project

Bhartiya Urban has launched Nikoo Homes 9 | Alpine | Bhartiya Garden Hill in Bagalur, North Bengaluru, in a joint venture with Alpine. The company plans to invest over Rs 10 billion in the residential development, strengthening its presence in one of Bengaluru's emerging real estate corridors.

Spread across 13 acres of freehold land, the project will comprise 1,584 residential units developed in two phases. It will offer a range of housing configurations, including studios, lofts and Sky Villas, designed to accommodate diverse family requirements and lifestyles.

The development will feature over 40,000 sq ft of retail and commercial space, integrating residential facilities with shopping and lifestyle amenities. A 32,000 sq ft Black Swan Club will provide recreational and wellness facilities, including a gymnasium, spa, sauna, library, indoor badminton court, dance studio and entertainment spaces.

Designed around two central courtyards, the project will incorporate landscaped gardens, green spaces and pedestrian-friendly pathways, with vehicular movement restricted to the periphery. The development is located adjacent to KIADB Park and offers connectivity to Kempegowda International Airport, Hennur Road, Bhartiya City and Outer Ring Road.

Rajan Aggarwal, Chief Finance & Growth Officer, Bhartiya Urban, said the project reflects growing demand for integrated residential communities combining housing, wellness, recreation, retail and green spaces. He added that Nikoo Homes 9 marks the company's second launch this financial year, with three additional projects planned over the next six months.

The launch forms part of Bhartiya Urban's broader expansion strategy, with further residential developments planned across South and West Bengaluru.
