Housing Sales Dip in Top Eight Cities in Q2, Pune and Bengaluru Hit Hard

Housing sales across the top eight cities fell six point one per cent year-on-year to 91,729 units in the April-June quarter from 97,674 a year earlier, PropTiger’s Real Insight Residential report showed. The moderation reflected seasonal pre-monsoon effects and heightened buyer caution amid the US-Iran conflict. New launches rose six per cent to 89,161 units.

The impact was concentrated in technology-driven markets, with Pune and Bengaluru among the hardest hit. Pune recorded the steepest annual decline at 20.8 per cent, with sales falling to 12,642 units, while Ahmedabad declined 20.2 per cent to 7,541 units. Bengaluru recorded a 9.2 per cent drop to 14,186 units, and both Delhi-NCR and the Mumbai metropolitan region saw seven per cent falls.

Chennai and Hyderabad bucked the broader trend, with Chennai sales up 36 per cent to 7,183 units and Hyderabad rising 15 per cent to 13,196 units. The report attributed weakness in several markets to AI-led workforce restructuring and tech-sector layoffs, which weighed on demand particularly in the sub- Rs 10 million (mn) housing segment. The sequential moderation was also linked to pre-monsoon seasonality.

Prices continued to rise despite moderation in volumes. The sales-weighted average price across the eight cities edged up one per cent sequentially to Rs 10,153 per sq ft, remaining above Rs 10,000 per sq ft for a second consecutive quarter. Bengaluru recorded the strongest annual price appreciation, with average prices up 26 per cent to Rs 9,931 per sq ft, while the Mumbai metropolitan region remained the largest market by value.

Other industry reports offered a mixed picture for H1 2026. Knight Frank showed home sales of 171,471 units in the first half, a marginal one per cent increase year-on-year, and noted that properties priced at Rs 10 mn accounted for 54 per cent of sales, while JLL reported about 0.138 mn residential units sold in H1 2026 with 70,631 in Q1 and 67,751 in Q2.
