Rajasthan govt to raise Rs 50 cr from land use changes

Under the Gopalpura bypass special development plan, the Rajasthan government expects to earn around Rs 50 crore by changing land use and issuing commercial lease deeds.

According to the survey, there are 213 available plots on the 42,600 sq m commercial land. The calculation of the land use rate and commercial lease deed is based on 40% of the zone's reserve price.

According to the master plan, there is a commercial land-use corridor of 72 m on both sides of the roads, so the civic body has decided to start the pilot project between Tonk Road and Gujjar Ki Thadi.

Aside from that, the department has included parking provisions to generate revenue.

An official said an ECU is a parking space that must be provided in a building based on its built-up space for parking vehicles such as cars, scooters, light vehicles, and other similar vehicles. For commercial buildings, 1 ECS per 75 sq m of built-up area is currently the standard.

Users will be charged Rs 5 per hour for two-wheelers and Rs 10 per hour for four-wheelers in the common parking lot, which will generate revenue for the civic body. After imposing parking fees, the city will be able to earn 715,000 per month from this stretch. As part of the project, the JDA proposes to provide common parking for 950 equivalent car units (ECU) in the development corridor.

The total parking required, including visitors, is estimated to be 1,420 ECU. After the development of parking on commercial plots, the extra parking spaces will be filled.

For every 75 sq m of built-up area, the new commercial destination must provide 1 ECU. The total amount of parking required, including visitors, is 1420 ECU 1,136 + 25% visitors.
