BEYOND Unveils EVERMORE Masterplan on Marjan Beach

BEYOND Developments has unveiled EVERMORE, its first fully masterplanned destination on Marjan Beach in Ras Al Khaimah, signalling the opening chapter of the company’s 2026 growth strategy and expansion beyond Dubai. The development is positioned opposite Wynn Al Marjan Island as a long-term lifestyle and residential waterfront district framed by the sea and Marjan’s future botanical garden. Company leadership indicated the project is underpinned by disciplined planning and the emirate’s long-term vision.

The masterplan blends French classical elegance with contemporary architecture, integrated nature and lifestyle-focused placemaking to create a setting where architecture, hospitality and public spaces harmonise with water and greenery. Design principles emphasise proportion, symmetry and spatial order reimagined through a contemporary lens. Cascading buildings are intended to maximise sea and landscape views while maintaining privacy and comfort.

EVERMORE spans more than seven million (mn) square feet of gross floor area and has a projected gross development value exceeding AED 25 billion (bn), representing a major investment for the emirate. The destination is anchored by 250,000 square metres of landscaped open spaces, including a central botanical garden, and is planned as fully pedestrian. Shaded walkways and green connections are designed to link the garden to three point five kilometres of accessible beachfront.

The development integrates residential, hospitality and retail components, including one mn square feet of hospitality and branded residences, alongside a festival and events plaza, botanical souks, an F&B village and a continuous beachfront promenade. Together these elements are intended to form a self-sustained cultural and leisure district that supports community-led placemaking. Project partners noted the masterplan will serve as a defining anchor for Marjan Beach and a chapter in the emirate’s real estate and tourism growth.

Landscaped greenery, shaded pathways and pedestrian bridges are included to ensure seamless connectivity and wellbeing for residents and visitors. The design is promoted as durable across generations and aligned with Ras Al Khaimah Vision 2030 and the emirate’s urban and economic evolution. Stakeholders expect the destination to strengthen the beach’s positioning as a global lifestyle and investment destination.
