BEYOND Unveils EVERMORE Masterplan on Marjan Beach

BEYOND Developments unveiled EVERMORE, its first fully masterplanned destination on Marjan Beach in Ras Al Khaimah, initiating the group’s 2026 growth strategy and marking an expansion beyond Dubai. The development is located opposite Wynn Al Marjan Island and is framed by the sea and Marjan’s future botanical garden.

The masterplan blends French classical elegance with contemporary architecture, integrated nature and lifestyle-focused placemaking so that architecture, hospitality and public spaces harmonise with water and greenery. It spans more than seven million square feet (seven mn sq ft) of gross floor area and carries a projected gross development value exceeding Rs 25 billion (25 bn). The project represents BEYOND’s first destination in Ras Al Khaimah and underscores a long-term commitment to the emirate’s urban and tourism evolution.

Marjan’s leadership described EVERMORE as a significant milestone that strengthens Marjan Beach’s evolution as a destination where lifestyle, hospitality and nature come together, and noted the partnership with BEYOND as a defining anchor for the beach and a boost to real estate and tourism growth. The scheme is anchored by 250,000 sq. metres of landscaped open spaces, including a central botanical garden, and is designed as a fully pedestrian masterplan. Shaded walkways and green connections link the garden to three point five kilometres of accessible beachfront, reinforcing walkability, wellbeing and human-centric living.

The destination integrates residential, hospitality and retail components and includes one million square feet (one mn sq ft) of hospitality and branded residential offerings alongside a festival and events plaza, botanical souks, a food and beverage village and a continuous beachfront promenade that together form a self-sustained cultural and leisure district. The design reinterprets French classical proportion, symmetry and spatial order through a contemporary lens, with cascading buildings that maximise sea and landscape views, landscaped greenery, shaded pathways and pedestrian bridges to ensure comfort, privacy and seamless connectivity. EVERMORE is conceived to endure across generations and to contribute meaningfully to Ras Al Khaimah Vision 2030 and the emirate’s evolving urban and economic narrative.
