Mahindra Lifespaces to Develop North Bengaluru Project

Mahindra Lifespace Developers, the real estate and infrastructure development arm of the Mahindra Group, has announced the joint development of a 10.05-acre land parcel in North Bengaluru. The project is estimated to provide approximately 1 mn sq. ft. of saleable area and a gross development value (GDV) of around Rs. 12.5 bn. It will primarily comprise premium residential apartments.

The site is located about 8 km from Kempegowda International Airport and is positioned off the Bengaluru-Hyderabad Highway. The location provides access to technology parks, commercial centres, educational institutions, healthcare facilities and retail destinations. Upcoming metro connectivity in the surrounding area is also expected to support the project’s accessibility.

With the addition of the new development, Mahindra Lifespaces will have three projects in North Bengaluru. The portfolio includes two land parcels acquired in 2025, giving the company a combined development potential of approximately 3 mn sq. ft. of saleable area in the region. North Bengaluru has emerged as a key residential micro-market, supported by infrastructure expansion and demand for housing.

Mahindra Lifespaces expects to launch the project within the next nine months. The company said the development would strengthen its residential presence in Bengaluru and support its strategy of expanding in strategically located growth markets. It also aims to deliver homes focused on quality, design and long-term value for buyers.

Established in 1994, Mahindra Lifespaces has a development footprint spanning 55.90 mn sq. ft. of completed, ongoing and forthcoming residential projects across seven Indian cities. Its integrated development and industrial cluster portfolio covers more than 5,000 acres across four locations. The company said it has maintained a 100 per cent green portfolio since 2014 and plans to build only Net Zero homes from 2030, while working towards carbon neutrality by 2040.
