AU Real Estate Launches The Sunflower on NH-24

AU Real Estate has launched The Sunflower, an ultra-luxury residential development at Aditya World City on NH-24 with an estimated revenue potential of Rs20 billion (Rs20 bn). The project represents a strategic expansion into the eastern NCR micro-market, where residential demand is supported by infrastructure upgrades and improving connectivity. The developer described the scheme as design-led and hospitality-inspired, combining bungalow-scale spatial advantages with professionally managed living to meet discerning homebuyers' expectations and create long-term value.

The master development spans nine acres and will comprise 595 residences across seven towers, conceived as a low-density estate with generous spacing and privacy. The first phase, which has been launched, covers seven acres and delivers 428 residences across five towers as part of a phased, planning-led execution. Towers are staggered to support openness, light and ventilation while layered landscaping is intended to enhance long-term liveability.

Residences are available in three-bedroom and four-bedroom configurations with sizes ranging from 2,975 sq ft up to 4,000 sq ft, and prices starting from around Rs30 million (Rs30 mn). Each home includes large balconies of up to 553 sq ft, with select units offering balconies of up to 800 sq ft to extend usable living areas. Interiors will feature efficient layouts, walk-in wardrobes, Italian marble flooring and fully fitted kitchens to support immediate usability. Advanced VRF and VRV air-conditioning systems will be deployed to ensure consistent indoor comfort.

The internal plan provides formal tower lobbies, elevated air lounges in each tower and the Eternia Club as a centrally planned social hub with dining venues, wellness facilities, a swimming pool, banquet spaces and recreational amenities to establish a structured lifestyle ecosystem. The developer emphasised that hospitality-led amenities and professionally managed services are intended to create a distinct residential environment. The site benefits from established connectivity to Delhi, Noida and Greater Noida and from an evolving social and physical infrastructure landscape that the company said strengthens the corridor's appeal. The company also indicated plans for a few new developments in the Ghaziabad and Noida regions in the near future.
