DDA’s First TOD Project at Karkardooma by Dec 2026

The Delhi Development Authority’s (DDA) first transit-oriented development (TOD) project at Karkardooma is slated for completion by December 2026. The development will include around 500 economically weaker section (EWS) units and about 1,000 middle-income group (MIG) flats, with no studio apartments planned.
Structural works are nearing completion, while finishing, internal services, landscaping, and statutory clearances are under way. Although the EWS flats were initially set for booking in February 2024, the DDA now plans to open bookings for all units simultaneously, once all services are operational. Other TOD initiatives in Delhi are yet to make headway.
Union Housing and Urban Affairs Minister Manohar Lal Khattar has announced a policy to promote high-rise buildings directly linked to metro stations through elevated walkways. The Karkardooma TOD will incorporate residential, commercial, and office spaces, supported by multimodal public transport access to reduce private vehicle dependency and ease congestion.
The design allocates 30 per cent of the site to green areas, including a multipurpose field, open gym, landscaped zones, and exclusive green spaces for residents, aiming to create an integrated, sustainable urban environment.
