Godrej Properties Books Rs 26bn Sales In First Year In Hyderabad

Godrej Properties has recorded housing sales worth Rs 26.00 billion in its first year of operations in Hyderabad and plans to scale up its presence in the city, citing strong growth opportunities, a senior company executive said.

The real estate developer entered the Hyderabad market in January with the launch of its first residential project at Kokapet, followed by a second project in the July–September quarter. Executive Chairperson Pirojsha Godrej said that sales bookings from these two projects crossed Rs 26.00 billion within the company’s first calendar year of operations in the city.

Highlighting Hyderabad’s strong demand for premium and luxury housing, he said the company intends to expand its footprint to capitalise on the city’s growth potential. Godrej Properties already has a significant presence in major residential markets including the Mumbai Metropolitan Region, Delhi-NCR, Pune and Bengaluru, and Hyderabad has now become the fifth key city in its portfolio.

Encouraged by the initial response, the company is actively pursuing additional land acquisitions in Hyderabad. Recently, Godrej Properties won a bid to acquire a five-acre land parcel in Neopolis, Kokapet, through an e-auction conducted by the Hyderabad Metropolitan Development Authority. The company plans to develop a premium residential project on the site with a saleable area of about 2.5 million square feet and an estimated revenue potential of Rs 41.50 billion. In August, it also acquired a 7.825-acre land parcel in Kukatpally.

Across all markets, Godrej Properties reported a 13 per cent year-on-year increase in sales bookings to Rs 155.87 billion in the first six months of the current financial year, compared with Rs 138.35 billion in the same period last year. The company remains confident of achieving its full-year sales bookings target of Rs 325.00 billion.

In FY25, Godrej Properties sold residential properties worth Rs 294.44 billion. With housing demand remaining strong across major cities, the company continues to launch new projects and acquire land parcels for future development. During the current financial year, it aims to add around Rs 300.00 billion of revenue potential through land acquisitions, using a mix of outright purchases and joint development agreements. The developer is also expanding into tier-II and tier-III cities for plotted housing projects.
