JLL Leases 1.2 Lakh Sq Ft in Hyderabad’s Prestige Skytech

Jones Lang LaSalle Property Consultants India (JLL) has leased 120,000 sq ft of Grade-A office space in Hyderabad’s Prestige Skytech for a monthly rent of Rs 6.41 million on a five-year term, according to registration documents accessed by CRE Matrix.

The global property consultancy has taken the 5th and 6th floors of the Sky One building in Prestige Skytech, located in Poppalguda, Gandipet Mandal, Ranga Reddy district. The agreement includes a security deposit of Rs 38.4 million. The transaction was registered on 28 November 2025, with the lease commencing on 15 September 2025. Rent payments will begin from 15 April 2026 and the lease will run for five years.

According to the documents, the rent will increase by 15 per cent every three years. JLL will pay Rs 53 per sq ft per month, with common area maintenance (CAM) charges fixed at Rs 13 per sq ft per month. The lease includes 134 parking bays, with additional slots available at Rs 2,000 each. The company will also receive a seven-month fit-out or rent-free period, and the transaction carries a three-year lock-in period.

JLL stated that the new 120,000 sq ft facility will serve as the second strategic hub for JLL Business Services (JBS), its global operations delivery platform. Once operational, it will place Hyderabad alongside JLL’s shared service centres across six countries, which together employ more than 6,000 professionals, over 50 per cent of whom are based in India.

JBS, JLL’s Global Capability Centre, provides advanced analytics, technology-enabled solutions and strategic advisory services, including finance operations, HR operations, project and development services, lease administration and other complex business processes.

The JLL lease follows several other major Hyderabad office deals. On 2 December 2025, WeWork India leased 175,000 sq ft at Skyview 20 for a monthly rent of Rs 17.2 million, and sub-leased the entire space to JP Morgan Services India for Rs 43.8 million per month. In September, Apple India leased 64,125 sq ft in WaveRock Tower 2.1 for Rs 8.015 million per month, adding to the 500,000+ sq ft it already occupies in the project. Earlier, Mindspace Business Parks REIT acquired an 800,000 sq ft office complex in Hyderabad for Rs 5.12 billion.
