Marathon, Adani Launch Rs 34 Bn Commercial Project in Mumbai

Marathon Nextgen Realty, in a joint venture with Adani Realty, has announced Monte South Commercial, a major office and retail development in Byculla, Mumbai. With a built-up area of approximately 1.2 million sq ft and an estimated Gross Development Value (GDV) of Rs 34 billion, the project significantly strengthens Marathon’s commercial portfolio in South Mumbai.

Monte South Commercial is part of the larger Monte South campus, which includes four residential towers totalling over 1.6 million sq ft of saleable area. Tower A is ready with its Occupation Certificate (OC), Tower B has topped out in RCC, Tower C has reached the 12th slab, and Tower D is slated for future launch.

Designed as a mixed-use live-work ecosystem, Monte South allows residents to live, work, and unwind within the same community, promoting a walk-to-work culture in Mumbai’s urban core. The commercial component will feature Grade-A offices, premium retail spaces, and world-class amenities, with efficient floor plates, distinctive architecture, and sustainable design aimed at redefining business spaces in South Mumbai.

“Monte South Commercial will set a new benchmark for South Mumbai’s business landscape—combining design excellence, operational efficiency, and long-term value,” said Mayur Shah, Vice Chairman, Marathon Nextgen Realty.

Building on the success of Marathon Futurex, Lower Parel, the project reinforces Marathon’s expertise in delivering high-performance, sustainable commercial spaces.
