Koramangala villa market up by 30%

The luxury homes segment in Koramangala that comprises villas and row houses have recorded 25 per cent-30 per cent year on year price appreciation and it is unlikely that the prices would cool off. Vibrant infrastructure, beautiful landscaping, customised flora and much more are all part of Koramangala homes these days. Villa projects with modern state of art facilities and amenities are generally aimed at a very niche high-end clientele.

These independent houses of unequalled excellence are generally tailor-made according to personal needs of the clients. According to the Q1 2013 Residential Real Estate Market Report Bangalore, by LJ Hooker, there is a general oversupply of villa and high-end stock. In the luxury and super luxury segments there is potentially an oversupply of stock in the market.

The report maps 470 residential projects in the categories of apartments, villas, row houses, villaments, and plots. The 470 projects tracked shows a supply of approximately 1.3 lakh units across the city and its suburbs with 42 percent of unsold inventory as of end Q4, 2012.

The average area of an apartment in the Bangalore market is quite large by national standards at 1,753 square feet, while that of row houses and villas were 2,831 and 3,545 square feet respectively. Koramangala is a saturated end user market according to Sumit Jain, CEO and co-founder of Real Estate website CommonFloor.com. There being hardly any primary supply, the major chunk of independent house properties is dependent on secondary supply.

Bangalore has been one of the most promising markets for villa projects in India. However, as per current statistics, the market has very high expectation from this product. Many under construction projects may take longer timelines for completion. Most active micro-markets for villa and row house developments are Koramangala, Sarjapur Road, Whitefield and Hosur Road,' said Samarjit Singh, managing director, IndiaHomes. IndiaHomes presently has 52 villa projects listed on its website.
