Executive Centre India Leases 0.114 mn Sq Ft In Aerocity

Executive Centre India Ltd has leased about 1.14 lakh (0.114 million (mn)) sq ft of office space at Worldmark 6 in Delhi's Aerocity for a nine-year tenure, according to property registration documents accessed by Propstack. The total rental commitment over the lease period is about Rs 309 crore, equivalent to 3,090 million (mn) or 3.09 billion (bn). The deal covers the entire seventh floor of the building and reflects ongoing demand for premium office stock in Aerocity.

As per the registered agreement the leased premises comprise a carpet area of 80,001 sq ft and a chargeable area of 114,954 sq ft and the lease commenced on 26 March 2026. The monthly rent is approximately Rs 2.47 crore, or 24.7 million (mn), which translates to a rate of Rs 215 per sq ft per month. Executive Centre has furnished a security deposit of Rs 14.83 crore, equal to 148.3 million (mn), and the contract includes a rental escalation clause of 15 per cent every three years.

The lease carries 115 car parking spaces at a monthly charge of Rs 6,000 per car, with additional parking available at Rs 7,000 monthly. The agreement provides three to four two-wheeler spots for every car parking slot subject to availability. Ancillary terms follow common long-term commercial leasing practice and align with recent leasing patterns at Worldmark 6.

Recent transactions at Worldmark 6 include separate leases by Hero MotoCorp and WeWork India covering nearly 3.5 lakh sq ft and a combined rental commitment in excess of Rs 922.3 crore, underscoring Aerocity’s appeal due to proximity to Indira Gandhi International Airport. The parties did not provide comment through the documents and an update will follow if responses are received.
