Tulip Infratech To Invest Rs 11 Billion In Gurugram Luxury Project

Tulip Infratech will invest Rs 11 billion (Rs 11 bn) to develop a high-end residential scheme on Gurugram's Southern Peripheral Road, the developer said. The project, named Tulip Melrose, comprises four towers of 40 storeys each that will rise to nearly 495 feet and is expected to rank among the tallest residential developments along the corridor. The investment forms part of the company's plan to expand its presence in the city's luxury housing market.

Spread across seven point five acres, Tulip Melrose will offer 608 apartments, including 10 penthouses, with units designed exclusively as five-bedroom residences and an average super built-up area of around 3,250 sq ft. The average apartment price is estimated at about Rs 40 million (Rs 40 mn). A grand clubhouse spanning the ground floor will link the four towers at podium level, and a sky terrace at about 495 feet will create an elevated amenity deck with recreational facilities and panoramic city views.

The company reported that the raft foundation has already been cast and that construction is progressing as scheduled, with delivery targeted in 2031 and completion over the next four years. Management indicated that demand in Gurugram has moderated from the strong momentum seen in 2024 but that the firm continues to attract interest from both end users and investors, citing competitive pricing across its projects. The development is presented as consistent with the firm’s strategy to focus on premium residential offerings in the National Capital Region.

Tulip Infratech is concurrently developing Tulip Monsella with an investment of Rs 36 billion (Rs 36 bn) and Tulip Crimson with an investment of Rs 12 billion (Rs 12 bn), and reported that its cumulative investment in Gurugram's residential market now exceeds Rs 60 billion (Rs 60 bn). The company framed the Southern Peripheral Road as entering a defining phase of growth and positioned the new launch as a continuation of its emphasis on high-end housing in the city.
