AHS Tower Fully Sold During Development

AHS Properties sold 100 per cent of inventory at AHS Tower during development, generating more than USD 700 million (mn) in revenue and signalling strong demand for the flagship commercial project. The 69 storey tower sits on Sheikh Zayed Road within minutes of the DIFC and the Museum of the Future. The project is designed by Killa Design with interiors by AHS Atelier and marks the developer's move into Grade A commercial real estate.

The sale follows a year of exceptional business growth in the UAE, with more than 250,000 new companies formed in 2025 and the total rising to one point four mn operating companies, representing 119 per cent growth. AHS Tower is conceptualised as a next generation global address, combining large format floorplates with a vertical ecosystem of executive grade workspaces.

The development offers half and full floor commercial units ranging from 2,900 to 6,600 sq ft with panoramic skyline and sea views, supported by 17 high speed elevators and direct access to the Dubai Metro. Two exclusive floors above the 60th floor are dedicated to tenant amenities, including a private fitness and wellness centre, executive lounges and boardrooms.

Design and operations have prioritised human health as a central principle, with wellness, meeting and social spaces integrated to support productive and forward thinking occupiers. The developer linked its approach to a global wellness driven real estate movement valued at USD 584 billion (bn), which it said is forecast to double to one point one trillion (tn) by 2029.

AHS Properties was established in 2021 and has delivered ultra luxury residences across Palm Jumeirah, Emirates Hills and the Dubai Water Canal. Sales at AHS Tower demonstrate a shift in occupier preferences and are intended to secure long term occupancy through curated tenant services, premium amenities and direct transport links.
