Founded in 2014, Signature Global has steadily evolved from an affordable housing player into a multi-segment, technology-led residential developer. From early adoption of aluminium framework construction to introducing advanced structural safety systems such as hysteretic tuned mass dampers (HTMDs) in high-rise projects, the company has consistently emphasised engineering discipline and governance-led growth. In an interview with CW, Pradeep Aggarwal, Founder & Chairman, Signature Global (India), shares insights on the company’s founding vision, corridor-led expansion strategy, sustainability benchmarks and the evolving definition of luxury in Indian real estate. What was the founding vision behind Signature Global and how has it evolved? Our founding vision was clear: to deliver quality homes at competitive prices while building trust through transparency and disciplined execution. From the outset, we believed that affordable housing did not mean compromising on construction standards or engineering integrity. One of our early differentiators was the introduction of aluminium framework technology in affordable housing. This reflected our belief that advanced construction systems should not be restricted to premium developments.Over time, that vision has expanded beyond affordability. Today, we operate across affordable, mid-segment and premium housing, but the core philosophy remains unchanged –quality without compromise, technology integration and customer trust. We have also introduced advanced earthquake-resistance systems such as HTMDs in our high-rise developments. This marks a shift toward performance-driven structural engineering in residential projects. Our long-term aspiration is to raise benchmarks in design, safety, sustainability and delivery timelines while aligning closely with India’s urban growth trajectory. In a competitive landscape, what differentiates Signature Global across segments? Our differentiation lies in execution consistency. Regardless of segment, we maintain uniform standards in design discipline, construction quality, safety norms and delivery schedules. This reduces variability and builds long-term credibility. Technology integration is another core strength. We deploy BIM-enabled planning, digital project monitoring systems and structured quality controls to improve predictability and reduce execution risks.Strategically, we have strengthened our presence across high-growth corridors such as Dwarka Expressway, Southern Peripheral Road and Sohna. These markets benefit from infrastructure upgrades and connectivity expansion, which directly influence residential demand. Governance, transparency and financial discipline further underpin our positioning. In a market often impacted by delivery delays, structured execution becomes a competitive advantage. How are your developments responding to changing homebuyer expectations?Today’s homebuyers prioritise safety, quality of life and long-term value over speculative gains. There is a clear shift from merely purchasing square footage to investing in integrated living environments. Across our developments, we emphasise structural integrity, efficient layouts, ventilation, natural light and green integration. Connectivity remains a key factor, particularly in corridor-based growth zones.Sustainability is also central to planning. All our projects are either IGBC or EDGE-certified, ensuring measurable benchmarks in energy efficiency and water conservation. The value proposition across segments remains consistent: timely delivery, disciplined execution and quality construction standards. Today, buyers are informed and risk-sensitive; reliability has become as important as location. How does sustainability influence planning and execution?Sustainability is embedded into our planning framework rather than treated as an afterthought. From material selection to building systems and operations, we focus on reducing environmental impact while improving efficiency. We integrate LED lighting systems, solar panels for common areas and energy-efficient elevators to reduce operational consumption. Construction materials such as fly-ash bricks, recycled steel and low-carbon concrete are used to lower embodied carbon. Local sourcing is prioritised where feasible to reduce transportation emissions and strengthen supply chains.Beyond certifications, our ESG framework ensures sustainability metrics are measurable and aligned with global reporting standards. This is increasingly important for both investors and institutional stakeholders. How does the project Sarvam at DXP Estate reflect your approach to luxury?Sarvam at DXP Estate represents our evolving interpretation of luxury. The focus is shifting from visual extravagance to holistic well-being and liveability. The project follows a wellness-led design philosophy, incorporating Vastu-aligned planning, enhanced natural light, ventilation, green spaces and curated lifestyle infrastructure. Located along the Dwarka Expressway, it offers strong connectivity while maintaining a quieter residential setting –a balance increasingly valued by urban buyers. We believe future premium housing will be defined by concept-driven planning, sustainability integration and community-oriented infrastructure rather than standalone amenities. How do your projects contribute to integrated neighbourhood development? Our developments are conceptualised as integrated neighbourhoods rather than isolated residential clusters. Internal planning ensures access to essential amenities, open spaces and social infrastructure within the project footprint. This reduces dependency on external travel for daily needs. Strategic positioning along infrastructure corridors ensures seamless connectivity to business districts, education institutions, healthcare facilities and retail hubs. Shared spaces, wellness zones and community-oriented design elements strengthen social cohesion and enhance long-term residential stability. What milestones and industry trends will shape the coming years? We are focused on expanding our presence in high-growth corridors while deepening adoption of digital planning tools and smart construction systems. Wellness-led living, corridor-driven development and technology-enabled execution will significantly influence the next phase of growth. The integration of BIM, simulation-based planning and structural performance tools will redefine how projects are designed and delivered. In coming years, developers who align engineering discipline, ESG compliance and user-centric design will shape the industry’s next growth cycle.
