1.77 Billion per Acre: Hyderabad Rewrites India’s Realty Map

The Telangana government, through the Telangana Industrial Infrastructure Corporation (TGIIC), has completed a record land auction in Hyderabad’s IT corridor. A 7.67-acre plot at Raidurg was sold for Rs 13.58 billion, equivalent to approximately Rs 1.77 billion per acre. The auction had a total of 12 bidders.

In a separate transaction, another 11-acre land in the same area was auctioned for Rs 15.56 billion, or about Rs 1.42 billion per acre. The auction attracted five qualified bidders, reflecting continued interest from large developers and institutional investors in Hyderabad’s commercial real estate market.

Together, the two auctions are expected to generate overall revenue of about Rs 31.35 billion for the state, including proceeds from stamp duty, registration fees, and related charges. The results mark one of the highest valuations ever recorded for government-owned land in Telangana.
