Anshul Singhal launches Vantrock with Rs 42 billion development plan

Real estate professional Anshul Singhal has launched Vantrock Real Assets Private Limited (VRAPL), a Mumbai-headquartered platform focused initially on warehousing, industrial and logistics parks. The company plans to develop approximately 11.5 million sq ft of assets, with an estimated gross development value (GDV) of Rs 42 billion (approximately USD 434 million) on completion.
The first phase will cover around 3 million sq ft across the National Capital Region (NCR), Bengaluru and Pune, with an estimated development value of Rs 11 billion (approximately USD 113 million). Construction is scheduled to begin in 2027, with rental income targeted from 2028. The company said land for these projects was at advanced stages of negotiation, documentation and regulatory approvals.
The remaining 8.5 million sq ft is planned across the same markets and the Mumbai Metropolitan Region (MMR), with the projects to be operationalised in phases over the next 12 to 18 months.
Vantrock plans to focus on infill locations within established industrial and warehousing corridors. Its proposed portfolio includes big-box and build-to-suit warehouses, multi-storey facilities, last-mile logistics centres, dark stores, self-storage, cold-chain facilities, industrial plots and workforce accommodation. The company is also considering mixed-use developments incorporating offices and retail where required.
A key part of its strategy is the acquisition and refurbishment of existing Grade-B warehouses in established locations. These facilities will be upgraded to Grade-A standards, with the company estimating a refurbishment period of six to 12 months, compared with the time required for new construction. It also plans to develop new facilities on land parcels of around 15 to 60 acres, with development potential of 0.4 to 1.5 million sq ft.
“Every good industrial and warehousing park in this country is full, and the new ones are being built an hour or more away from where the customer's business is. We are going the other way by acquiring the infill land that is left inside proven corridors, and the Grade-B sheds already standing there, refurbished to Grade-A standards,” said Singhal, Founder and CEO, Vantrock.
The company plans to fund projects through a combination of equity, construction debt and, where appropriate, forward funding from institutional buyers. It is also exploring joint ventures, joint development arrangements and long-term leasehold structures with landowners and capital partners. Vantrock expects individual projects to move from land acquisition to revenue generation within 18 to 24 months of starting construction.

Shailesh V. Haribhakti, Chairman of the Board, Vantrock, said the platform would focus on upgrading older warehousing stock, particularly in areas such as fire safety, structural standards, lighting and ventilation. He added that governance and compliance would be central to maintaining these standards as the business expands.

The company's market selection is based on a study and investment thesis prepared by CBRE, which identified high-value warehousing corridors near Tier-I cities. According to CBRE Research, India's Grade-A warehousing supply shortfall is estimated at around 117 million sq ft between 2026 and 2031.

“Demand from 3PL operators, e-commerce players, and manufacturing occupiers is outpacing quality supply across key corridors near the major cities, and that gap is only expected to widen through the end of the decade,” said Rami Kaushal, Managing Director, Consulting and Valuation, CBRE India.

Vantrock said it plans to expand into other real asset categories in subsequent phases, including global capability centres, suburban office campuses, strata offices, data centres and infrastructure assets.
