Curated Living Solutions launches Rs 2 billion mixed-use project in Pune

Curated Living Solutions (CLS), a DivyaSree Group company, has announced its entry into hospitality-led real estate with the launch of a Rs 2 billion mixed-use development in Pune. The project, located in the Koregaon Park Annexe corridor at Mundhwa, comprises a 200-key hospitality project, premium retail spaces and branded residences.

The development is being undertaken in partnership with Arista Developers and will be operated by Alivaa Hotels & Resorts under a long-term master lease arrangement.

Alongside the project launch, CLS introduced its Hospitality Investment Plan (HIP), a structured investment model that enables investors to own hospitality units while hotel operations, guest services, maintenance and revenue management are handled by the operator. The project follows a build-sell-leaseback model supported by a 29-year master lease, including a 12-year lock-in period.

The development is strategically located near Koregaon Park and offers connectivity to Kharadi, Magarpatta City, Hadapsar, Kalyani Nagar, Viman Nagar, EON IT Park, the World Trade Center Pune and Pune International Airport. It is designed to cater to business travellers, expatriates and long-stay corporate guests.

Jai Kishan Challa, Founder and CEO, Curated Living Solutions, said the project marks the company's expansion into hospitality-focused real estate while addressing growing demand for professionally managed, income-generating assets.

According to CLS, the project builds on its managed living portfolio of more than 13,000 beds across student housing, co-living, industrial housing and managed residential developments in cities including Pune, Mumbai, Bengaluru and Delhi.
