Rajasthan developers to get sops for building flats for seniors

The Rajasthan government plans to bring a housing policy under which several exemptions will be provided to developers for constructing flats for senior citizens to provide a safe environment and promote a dignified life after retirement.

The draft proposal of the scheme has been prepared following the direction of the Urban Development and Housing (UDH) minister.

Developers taking up these group housing projects will be exempted to pay land conversion fees, building map approval fees, restructuring, and subdivision fees in the existing colonies.

Developers will also be provided with a 2.5 build area ratio (BAR), free of cost. The built-up area of essential shops, common dining, kitchen, community hall, and the club will also be no counted in BAR.

An official told the media that to construct a group housing scheme, it will be mandatory to have a plot size of a minimum of 1,000 square metre as per the proposal.

To provide timely medical facilities to these senior citizens these group housing schemes will be allowed within 500 metre of the hospital with facilities for outdoor and indoor patients.

Further, he added that there is a mandatory provision that houses should be allotted to persons above 60 years of age, and the round-the-clock medical facility will be provided in the scheme.
