Godrej Properties Acquires 20-Acre Site Near Whitefield Bengaluru

Godrej Properties Limited (GPL) has acquired a 20-acre land parcel in East Bengaluru near Whitefield, the company announced. The site sits by the NH-648 main road within the broader Whitefield growth corridor and benefits from proximity to the Whitefield–ITPL region and the NH-648 corridor, offering convenient mobility across East and South Bengaluru. Operational metro stations at Kadugodi and Hopefarm on the Purple Line further enhance accessibility to key parts of the city.

GPL plans to develop a premium residential project on the site with an estimated revenue potential of Rs 13,500 mn based on current business assumptions. The acquisition is intended to strengthen the developer's presence in one of Bengaluru's most active residential micro-markets and aligns with steady and diverse housing demand in the area. The scale of the parcel allows planning for comprehensive amenities and design-led homes aimed at end users across mid and premium segments.

The micro-market has matured over the past decade with the development of strong social infrastructure, including reputed schools, healthcare facilities, retail destinations and leisure avenues, which has supported its evolution into a self-sustained urban ecosystem. The presence of technology firms and service-led employment has sustained residential demand, with consistent interest from end users seeking long-term liveability. These factors underpin the developer's rationale for investment in the location.

The company said that homebuyers in Bengaluru continue to prioritise thoughtfully designed communities that offer convenience, holistic amenities and long-term liveability and that the new project will seek to bring together quality design, functionality and an enhanced living experience. Godrej Properties Limited described its approach as rooted in innovation, sustainability and excellence and noted ongoing commitments to third-party green building certification. The announcement reiterated the developer's focus on sustainable development and its track record in residential sales and industry recognition.
