Ohana Launches Manchester City Yas Residences in Abu Dhabi

Ohana Development has launched Manchester City Yas Residences by Ohana, a USD four point one bn gated waterfront community on Yas Canal in Abu Dhabi and the first branded residential project by Manchester City Football Club globally. The project was unveiled at Etihad Park with senior executives from Ohana Development and the chief executive of City Football Group in attendance. The launch coincided with an announcement from the Abu Dhabi Real Estate Centre on digitisation of expressions of interest and booking processes for off plan purchases through the Madhmoun platform. Registrations will be operated under ADREC direct supervision with mandatory escrow management to strengthen investor protection, transparency and governance.

The development spans one point six seven mn square metres and will offer over 2,000 residential units, including six villa clusters dedicated to four- and five-bedroom villas and twin villas, maisonettes, waterfront penthouses and apartments. Average prices for standalone villas are USD one point nine mn. The site sits on Yas Canal adjacent to Ferrari World Abu Dhabi and SeaWorld Abu Dhabi within one of the capital's most vibrant districts. Completion is scheduled for 2029.

At the centre of the masterplan is an integrated Manchester City Academy with elite training and recovery facilities aligned with the club's approach to player development. A waterfront promenade along the canal will combine curated retail, dining and lifestyle destinations, including the City Cafe, and the scheme will feature a Match Day Terrace and a City Lounge offering immersive experiences that celebrate the club's history. A marina sports club and water sports facilities will provide kayaking, paddleboarding and sailing alongside resort-style amenities such as advanced fitness centres and infinity pools.

The masterplan allocates over 55 per cent of the area to landscaped gardens and green spaces and also integrates essential community infrastructure, including education and healthcare services. Company executives said the development reflects a commitment to delivering landmark communities from Abu Dhabi and underlines a long-term dedication to the emirate and ambitions to contribute to its global prominence through thoughtfully designed, future-ready communities.
