Prestige Launches Rs 22 Billion Housing Project In Ghaziabad

Bengaluru-based Prestige Estates Projects Ltd has launched 620 residential units for sale in Ghaziabad, Uttar Pradesh, with an estimated gross development value (GDV) of Rs 22 billion.

This marks the second phase of Prestige’s flagship township project, The Prestige City, Indirapuram, which spans 62.5 acres. The company had made its Delhi-NCR debut in April with the first phase of the township, comprising two residential projects — Oakwood and Mulberry — offering 3,421 units and a combined sales potential of around Rs 90 billion.

Having sold nearly all units in the initial phase, Prestige has now introduced the second phase, Mayflower, which covers a developable area of 1.94 million square feet and carries a GDV of approximately Rs 22 billion.

The group also reported record-breaking sales performance in the first half of the 2025–26 financial year (FY26), achieving Rs 181.4 billion in total sales — a 157 per cent year-on-year rise — surpassing its entire FY25 sales within six months.

In the second quarter of FY26, Prestige launched 3.87 million square feet of new projects with a GDV of Rs 39.7 billion, bringing total launches in the first half to 18.81 million square feet and a cumulative GDV of Rs 175.9 billion.

“We are delighted to report an outstanding first half, marked by record sales and strong collections,” said Irfan Razack, Chairman and Managing Director of Prestige Group, in a stock exchange filing. “Our maiden project in NCR, The Prestige City, Indirapuram, has witnessed tremendous response, recording sales exceeding Rs 83 billion and collections of around Rs 15 billion in just a few months,” he added.

As of June 2025, the Prestige Group had completed 307 projects covering 199 million square feet, with a development pipeline of 132 projects spanning nearly 200 million square feet.

The company’s strong performance reflects robust demand in India’s housing market, particularly for large-scale integrated townships combining residential, retail, and lifestyle amenities.
