Gaurs Group Launches Luxury Project Near Noida Airport

Gaurs Group has launched Gaur Alaris, a luxury residential project on an 11.8-acre site in Sector 22D along the Yamuna Expressway near the Noida International Airport. The developer has set a sales realisation target of Rs 19 billion (bn) for the project. The scheme will provide approximately 1,088 apartments with starting prices from Rs 13.2 million (mn), positioning the development in the premium segment for buyers and investors.

Unit sizes will range from 1500 to 2000 sq ft and the development will rise to 34 storeys across eight towers. The company expects possession as per the RERA schedule on 9 June 2031 and lists a proposed start date of 11 June 2026 with registration on 28 July 2026 under UPRERAPRJ950965/07/2026. The configuration aims to offer a mix of apartment layouts to cater to family buyers seeking larger homes.

The project will include more than one lakh sq ft of clubhouse facilities and a portfolio of almost 65 indoor and outdoor amenities focused on lifestyle and recreation. Eight acres are proposed to be maintained as open landscaped greens to enhance environmental quality within the campus. The location is about 15 to 16 km from the airport at Jewar, representing a travel time of around 15 to 20 minutes via the Yamuna Expressway, which is cited as a key connectivity advantage.

Design work for Gaur Alaris draws on an Art Deco vocabulary and a peacock-inspired theme with Hafeez Contractor named as architect and Site Concepts International responsible for landscaping while interiors are planned by Studio Designscape. The launch signals the developer's confidence in the Yamuna Expressway corridor amid infrastructure upgrades led by the Noida International Airport. The company described the market as supportive of premium offerings and reiterated its intention to strengthen its portfolio across Noida, Greater Noida and Ghaziabad where it has delivered more than 100 mn sq ft and developed over 75,000 units.
