GIC, SAMHI Hotels Launch Rs 22 Billion Platform for Upscale Properties

GIC, a leading global institutional investor, has partnered with SAMHI Hotels to create an investment platform focused on upscale and higher-category hotel assets in India.

The platform will be seeded with five SAMHI hotels comprising over 1,000 rooms, valued at around Rs 22 billion. GIC will acquire a significant minority stake in the underlying SPVs. These assets are located in prime office hubs of Bengaluru and Pune, offering strong demand potential and limited new supply.

The seed portfolio includes:

Hyatt Regency Pune, Nagar Road: 301 rooms with 22 upcoming apartments

Courtyard by Marriott Bengaluru, ORR: 176 rooms

Fairfield by Marriott Bengaluru, ORR: 160 rooms

Trinity Hotel Bengaluru, Whitefield: 142 rooms, to be repositioned under Marriott’s Tribute Portfolio

Under-development Westin Hotel: 220 rooms, to be integrated with Trinity Hotel in Bengaluru

The capital infusion will fund property upgrades, future acquisitions, and debt reduction across the portfolio. SAMHI will continue to manage all operational and development assets under the platform.

The move will not only bolster SAMHI’s balance sheet but also support its growth through a proven 'category conversion' strategy, further expanding its premium hotel portfolio.
