Mangaluru Land Regularisation Fee Cut to 1% by Karnataka

Property owners in Mangaluru will pay a lower fee to regularise eligible unauthorised land subdivisions after the Karnataka government reduced the charge from 15 per cent to 1 per cent. The measure applies to subdivisions registered before March 26, 2011, while a new provision permits subdivisions registered after that date to be regularised for the same 1 per cent fee.

The changes form part of efforts to simplify land and site approval procedures under the Mangaluru Urban Development Authority (MUDA). The authority said three requests had been accepted, covering single-site approvals, land conversion and the issuance of mandatory survey sketches.

Under the revised process, owners whose properties fall within MUDA’s approved master plan will no longer need a separate land conversion order from the deputy commissioner or tahsildar before approaching the authority. MUDA can directly approve single sites and layouts according to the land-use zone in its master plan, including residential, commercial and industrial categories. Previously, owners converting agricultural land had to approach the revenue department and wait for an order, a process that often took months.

The government has also changed the process for survey sketches required for site and layout approvals. The Deputy Director of Land Records and taluk-level Assistant Director of Land Records offices will coordinate directly with MUDA to support timely issuance and reduce delays between land-records offices and the authority. MUDA will establish a public helpdesk at the entrance of its office within a month, allowing applicants to obtain information and check file status. The implementation of the fee reduction, sketch coordination and helpdesk will influence how quickly pending applications move through the approval system.
