Amazon Renews Rs 10.73 Mn Lease with Godrej Green Homes, Vikhroli

Godrej Green Homes has renewed the lease for over 94,000 sq ft of space to four Amazon group companies in Mumbai’s Vikhroli area. The lease, which has a monthly rent of Rs 10.73 million for five years, was confirmed through property registration documents obtained from CRE Matrix.

The documents reveal that the leased space, located on the 7th floor of Godrej Two, a building on the Eastern Express Highway in Vikhroli, was allocated to Amazon Seller Services, Amazon Development Centre India, Amazon Data Services India, and Amazon Smart Commerce Solutions.

The total carpet area of the four office units exceeds 58,000 sq ft, while the total leased area surpasses 94,000 sq ft. The lease has a duration of five years with a lock-in period of 48 months.

The lease agreement for the four office units was registered on April 30, 2025, and the lease term spans from January 2025 to December 2029. The agreement also includes 60 parking spaces, 20 of which are paid parking. The monthly fee for parking spaces is Rs 8,508 per space.

As detailed in the property registration documents, the first transaction involved portions of units 701, 702, and 703, totaling over 42,000 sq ft. These were leased to Amazon Seller Services for a monthly rent exceeding Rs 7.8 million. The second transaction involved portions of units 701, 702, 703, and 704, totalling over 19,926 sq ft, and was leased to Amazon Development Centre India for a rent exceeding Rs 3.6 million monthly. The third transaction covered parts of units 701 and 704, totaling 16,447 sq ft, leased to Amazon Data Services India at a monthly rent of over Rs 3 million. The fourth transaction involved leasing unit 703, with an area of 15,181 sq ft, to Amazon Smart Commerce Solutions at a rent of more than Rs 2.7 million per month.

The real estate developer, Godrej Green Homes, is also listed as a confirming party in each of these agreements with Amazon.

Launched in March 2021, Godrej Two is a Grade-A office development, known for its premium workplace amenities and LEED Platinum certification. The building is currently fully leased, reflecting strong demand across various sectors such as BFSI, IT, logistics, pharmaceuticals, engineering, and manufacturing, Bolaria added.
