EIH and Bhartiya Group to Develop 20 Wellness-Focused Luxury Resorts

EIH Limited, the flagship hospitality company of The Oberoi Group (EIH), has entered into a strategic partnership with Bhartiya Hospitality, part of the Bhartiya Group (Bhartiya), to develop and operate a portfolio of 20 wellness-forward uber-luxury lifestyle resorts across India and select international destinations. The first three properties have been identified in Coorg, Kabini and Hampi and are expected to open by 2030. The partners said the initiative will combine resort development and operation expertise to address shifts in luxury travel demand.

The resorts will be centred on immersive gardens, seamless indoor-outdoor living and architecture designed to balance private retreats with shared social spaces. The concept will focus on joyful wellness that privileges mindful dining, restorative wellness and emotional well-being rather than regimented programmes. Forthcoming properties will emphasise intuitive hospitality and customised experiences intended to encourage longer stays and deeper guest engagement.

Bhartiya leadership described the vision as creating blue zones where residents and guests can surrender, nourish and evolve, framing wellness as joyful and abundant. EIH leadership highlighted that design will be at the heart of each resort, with architecture and landscape shaping restorative environments. The chief executive added that personalised service philosophy will be extended into a wellness-enhanced hospitality offering to stimulate the senses and inspire repeat visits.

The collaboration draws on Bhartiya's experience in integrated lifestyle communities and EIH's luxury hospitality heritage to deliver a distinct lifestyle resort product. Partners expect the portfolio to respond to changing consumer preferences in luxury hospitality, where curated experiences and personalised service matter as much as physical opulence. The long-term plan envisages steadily expanding the portfolio to meet demand in India and overseas while refining offerings around wellness-led guest journeys.
