Infrastructure Emerges as Key Driver of Housing Demand

Infrastructure development is emerging as one of the biggest factors shaping residential real estate demand in India, with connectivity increasingly influencing homebuyer decisions. While location has traditionally been the primary consideration for property buyers, metro networks, airports, expressways and mobility projects are now transforming emerging neighbourhoods into high-demand residential markets.

The top eight cities recorded over 1.7 lakh home sales in H1 2026, with stronger growth seen in areas supported by major infrastructure investments. Improved connectivity is enabling suburban locations to evolve into preferred residential destinations by reducing travel time and improving access to employment hubs and social infrastructure.

Metro corridors and airport developments are playing a major role in redefining urban expansion. Areas that were earlier considered peripheral are gaining prominence as transport networks improve. This shift is also reflected in premium housing demand, with homes priced above Rs 1 crore accounting for 54% of total sales in H1 2026, compared with 49% in the previous year.

Bengaluru is a strong example of how infrastructure-led growth is influencing real estate markets. The city recorded a 5% year-on-year increase in residential sales in H1 2026, reaching 27,968 units, supported by continued demand from the technology sector. Micro-markets such as Electronic City, HSR Layout and Central Bengaluru are gaining traction with upcoming Metro Blue Line and Pink Line expansions expected to improve connectivity.

The Bengaluru Business Corridor, connecting Tumkur Road to Electronic City, is also expected to unlock further development opportunities along the city’s outskirts. Residential prices in Bengaluru increased by 9% year-on-year, indicating sustained buyer confidence in infrastructure-backed growth corridors.

“Infrastructure has proved to be the most powerful driver of residential real estate development, impacting both the buyer and investor equally. For the buyer, connectivity via the metro system, airports and highways means shorter travel times, better lifestyles and more value appreciation. For the investor, it creates opportunities to access new micro-markets through infrastructure corridors and benefit from appreciation and rental income,” said Vivek Singhal, Co-Founder and CEO, Multigen India.

The widening gap between mature and future-ready markets further highlights this trend. While overall residential sales across the top eight cities remained stable at 171,471 units in H1 2026, cities supported by upcoming infrastructure projects continued to witness growth. NCR recorded a 7% decline in sales, while markets such as Bengaluru, Hyderabad and Noida benefited from infrastructure-driven demand.

As cities continue to expand metro networks, airports and business corridors, infrastructure is becoming more than a supporting factor for real estate growth. It is increasingly determining where buyers invest, where developers build and which neighbourhoods become the next residential growth centres.
