Max Estates Launches The Terraces At Estate 361 Gurugram

Max Estates Limited has launched The Terraces at Estate 361 in Sector 36A on Dwarka Expressway, Gurugram, as a new intergenerational residential offering. The development comprises one and a half and two-bedroom smart homes as well as duplex loft residences, with Phase one including 120 residences starting at Rs 24 million (mn). The Terraces forms part of Estate 361, which has an overall gross development value of Rs 90 billion (bn) and spans 18.23 acres, while The Terraces alone carries a gross development value of Rs 12 billion (bn). The launch positions the product for young couples, first-time homeowners and growing families within a single integrated ecosystem.

At the centre of the design are eight shared community terraces within the tower that distribute leisure vertically and create regular moments of pause and interaction. These terraces are programmed for activities including yoga, rock climbing and farm-to-table engagement and are intended to reduce the need for residents to travel outside the building for everyday experiences. The concept underlines a focus on wellness, community and managed living combined with thoughtful architectural expression.

A rooftop amenity hub offers pickleball and paddle courts, a cricket pitch and a dedicated clubhouse providing spaces for recreation, fitness and social interaction across 80,000 sq ft of amenities set amid a two-acre urban forest with 1,000+ native trees. Residents will have access to a dedicated concierge and front-of-house team, end-to-end maintenance support, structured lease assistance and managed services to address daily operational needs. For hybrid-working residents a co-working space is included within the clubhouse to blend professional and residential life.

The Terraces is IGBC Platinum Pre-certified and incorporates sustainability measures such as rainwater harvesting, solar energy for common areas, VRF air conditioning, energy-efficient water heating and onsite composting. Its proximity to Global City, Vision City and key corridors including the Central Peripheral Road and proposed Metro corridor enhances connectivity to IGI Airport and Cyber City. The Terraces is anchored in Max Estates Limited’s LiveWell philosophy, which integrates wellness, nature and community to reimagine everyday urban living.
