Brigade Enterprises Targets 21 Per Cent Rise in FY27 Pre-Sales

Brigade Enterprises expects a 21 per cent increase in pre-sales during FY27 to Rs. 90 bn, supported by sustained demand for mid-income and premium homes, Managing Director Pavitra Shankar said. The Bengaluru-based real estate company has developed more than 300 projects over four decades and operates across 10 cities.

Shankar said housing demand remained strong, particularly for homes priced between Rs. 10 mn and Rs. 30 mn per apartment. She added that the company’s large township projects were performing well in terms of sales and that timely approvals would be important for achieving its annual guidance.

The company has 33 mn sq ft of ongoing projects and a further 16 mn sq ft in its upcoming launch pipeline. Brigade Enterprises continues to acquire land across major cities in South India through outright purchases and joint development agreements with landowners.

The company has recently entered the Coimbatore market but does not have any immediate plans to expand into Delhi-NCR or the Mumbai Metropolitan Region. It announced plans to invest Rs. 400 bn over the next three years in housing, commercial, hospitality and warehousing projects across major cities in South India. The investment will cover development of 40 mn sq ft, with about 70 per cent allocated to housing.

Brigade Enterprises also plans to launch a real estate investment trust within the next five years to monetise its rent-yielding commercial assets. Executive Chairman M R Jaishankar said the investment programme would be funded through internal accruals, customer advances and debt.

The group has completed 40 years in business and developed more than 110 mn sq ft across over 300 projects. Its hospitality business is listed on stock exchanges, with more than 1,600 keys in its portfolio, while additional hotels are under construction. Joint Managing Director Nirupa Shankar said office demand remained strong despite global uncertainties and that the company was expanding its office portfolio to serve global and domestic businesses.

Cement Prices Likely to Rise Rs. 10-15 per Bag from Mid-October

Cement manufacturers in India are likely to raise prices by Rs. 10-15 per bag from mid-October, as they seek to offset persistent increases in power and fuel costs. Emkay Research said its channel checks indicated a high probability of an increase from October 12, supported by the start of the busy construction season and favourable demand-supply conditions. The sector had implemented similar rate adjustments of Rs. 10-15 per bag during the first quarter, but the increases were insufficient to cover higher operating costs. Prices also softened during July and August because of the monsoon, wid..
