Smartworks Signs World’s Largest Managed Office Lease at Eastbridge, Mumbai

Smartworks Coworking Spaces Limited (“Smartworks”), India’s largest managed office platform by area under management, has signed a landmark agreement for over 815,000 sq. ft. at Eastbridge, Mumbai, developed by Regalia Office Parks Private Limited, the commercial arm of the Niranjan Hiranandani Group.

This milestone makes Eastbridge the world’s largest managed office campus, and the biggest-ever global lease by a managed workspace provider, reaffirming Smartworks’ industry leadership. With this addition, Smartworks now operates six mega campuses across India, each spanning over 500,000 sq. ft., strengthening its dominance in the enterprise workspace segment.

Strategically located on LBS Marg, Vikhroli (W), Eastbridge offers exceptional connectivity to the Central Railway line, Jogeshwari–Vikhroli Link Road (JVLR), Eastern and Western Express Highways, and the upcoming metro line, with a planned flyover from LBS Marg to the Eastern Express Highway further enhancing accessibility. The campus is slated to be operational by Q4 CY2026.

“Our partnership with the Niranjan Hiranandani Group for Eastbridge marks a significant milestone in Smartworks’ journey,” said Neetish Sarda, Founder & Managing Director, Smartworks. “With this development set to become the largest managed campus globally, we continue to push boundaries and set new industry benchmarks.

This collaboration reflects our shared vision of building sustainable, people-centric campuses that redefine the future of work — combining scale, modern amenities, and wellness-driven design.”

Designed as a next-generation workspace, Eastbridge goes beyond conventional offices with open, collaborative, and wellness-oriented zones, including an entry plaza, amphitheatre, super-tree greenscape, yoga and meditation areas, jogging tracks, bicycle parking, and a Miyawaki mini forest — all crafted to inspire well-being and productivity.

Commenting on the partnership, Niranjan Hiranandani, Founder & Chairman, Hiranandani Group, said, “Eastbridge represents the future of workplace design — integrating sustainability, scale, and innovation. Our collaboration with Smartworks reinforces our shared commitment to creating world-class, people-first campuses that empower enterprises and foster a sense of community.”

The project aligns with WELL Certified Core, Pre-certified IGBC Gold Green Building, and IGBC Gold Health & Well-being standards. It incorporates green energy systems, EV charging points, rainwater harvesting, organic waste converters, and landscaped green buffers, reflecting a strong commitment to environmental responsibility and sustainable design.

With Eastbridge, Smartworks continues to solidify its position as the pioneer of the Managed Campus model, delivering large-scale, tech-enabled work environments that blend convenience, flexibility, and sustainability. This follows its recent 557,000 sq. ft. expansion at Tata Realty’s Intellion Park, Navi Mumbai, further expanding its pan-India presence.
