AU Real Estate Launches Cosmos Corner in Siddharth Vihar

AU Real Estate has launched Cosmos Corner, a premium residential development in Siddharth Vihar, Ghaziabad, with residences introduced at a base price of Rs 6,900 per sq. ft. The project is being developed by Cosmos REIT, a wholly owned subsidiary of AU Real Estate, following a Rs 3.36 billion transaction through a Uttar Pradesh Awas Vikas Parishad auction.

Spread across 5.6 acres, the development will comprise around 831 residences across 40 floors. The project entails an estimated investment of Rs 12 billion and carries a projected revenue potential of Rs 16 billion.

Developed around the philosophy of ‘Life of Expanse’, Cosmos Corner comprises three towers — Jagannath, Balabhadra and Subhadra — offering 3 BHK, 3 BHK plus multipurpose room and 5 BHK residences ranging from 1,780 sq. ft. to 3,175 sq. ft. Each apartment has been designed as a corner residence to maximise privacy, natural light and cross ventilation.

The development follows a low-density layout with seven apartments and seven high-speed lifts per floor. All residences include approximately 8-ft-wide sundeck balconies with two-side open views.

Lifestyle amenities include a clubhouse, swimming pool, gymnasium, landscaped gardens, yoga and meditation centre, and open green spaces.

Ashish Agarwal, Director, AU Real Estate, said, “Today’s homebuyers are looking for more than just a home — they want space, privacy, comfort, and seamless connectivity all at one address. With Cosmos Corner, we have tried to create exactly that. With our philosophy of ‘Life of Expanse’, the project has been thoughtfully designed with open layouts, abundant natural light, expansive sundecks, and low-density planning to offer a truly elevated living experience. Siddharth Vihar is rapidly emerging as one of NCR’s most promising residential destinations, and we believe Cosmos Corner will stand out as a landmark development in the region.”

Located along the Delhi–Meerut Expressway, Cosmos Corner offers connectivity to Noida, Indirapuram, Delhi and key NCR corridors, with proximity to Noida Sector 62, Electronic City Metro Station, Shaheed Sthal Metro Station and Ghaziabad Railway Station.

The project is also expected to benefit from planned infrastructure upgrades, including two additional ramps on the Hindon Elevated Road, aimed at improving connectivity between Vasundhara, Indirapuram, Kanawani and UP Gate, further strengthening Siddharth Vihar’s position as an emerging residential corridor in NCR.
