Bharat Shah Family Buys Four Luxury Apartments In Worli For Rs1.8 bn

The family of veteran investor Bharat Shah has acquired four ultra-luxury apartments on the higher floors of Kalpataru One in Worli, South Mumbai, for Rs1.8 billion (bn). The purchases were registered on 6 July 2026 and were executed through Preeti Bharat Shah and Kinnari Bharat Shah, who bought the flats from Kalpataru Properties Limited. Property registration documents reviewed by Zapkey show the total consideration at Rs1.7941 billion.

The transactions recorded a per square foot RERA carpet price of Rs0.101 million (mn), with each apartment valued at about Rs448.5 million. The four residences together span 1,770.32 sq m, or approximately 19,056 sq ft, and include a combined RERA carpet area of 1,643.36 sq m and a balcony area of 126.96 sq m. Each flat offers a RERA carpet area of around 410.84 sq m and a balcony of about 31.74 sq m.

The purchases include a total of 16 car parking spaces, allocated as four slots per residence, and stamp duty of Rs89.7 million was paid on the transactions. The registrations benefitted from a one per cent concession in stamp duty under the Maharashtra government policy for female homebuyers because the properties were registered in the names of female purchasers. The documents indicate the deal was recorded on the official date and registered at the stated rates.

Worli continues to command some of the city’s highest residential values owing to uninterrupted sea views, a limited supply of luxury residences and proximity to major commercial hubs such as Bandra-Kurla Complex and Nariman Point.
