Gulshan Group plans Rs 10 billion Wave City project

Gulshan Group has announced an investment of approximately Rs 1,000 crore in Gulshan Empire, a premium residential project at Wave City. The development is expected to generate sales realisation of more than Rs 1,200 crore.

Spread across 5.5 acres, or 22,505 sq m, the single-phase project will comprise 500 residential units. It has been designed primarily for end users seeking spacious homes, integrated community living and long-term value at a comparatively accessible premium price point.

Deepak Kapoor, Director, Gulshan Group, said the project reflects rising demand for homes offering quality construction, thoughtful planning and modern design. He added that the investment demonstrates the company’s confidence in Wave City as an emerging residential destination supported by improving infrastructure and sustained end-user demand.

The project is scheduled for completion by 2031 in accordance with its RERA timeline. It will be funded through internal accruals, financial institutions and customer sales proceeds.

The developer has launched around 900,000 sq ft in the first phase of sales. Three-bedroom residences with a helper’s room are priced from Rs 2.20 crore, while four-bedroom homes with a helper’s room start at Rs 3 crore.

Yukti Nagpal, Director, Gulshan Group, said Gulshan Empire would feature low-density planning, expansive green areas, private garden residences and contemporary lifestyle amenities. She added that the project is aimed at families seeking comfortable homes with lasting value.
