Gulshan Group To Invest Rs 10 bn In Wave City Premium Homes

Gulshan Group has launched Gulshan Empire, a premium residential project in Sector 1 of Wave City in Ghaziabad, comprising a single-phase development across 5.5 acres with an investment of Rs 10 billion (bn). The scheme comprises 500 apartments spread over six towers and the developer has released around 0.9 million (mn) sq ft of saleable area in the first phase. The move represents the company’s latest expansion in Ghaziabad after nearly two decades of market presence and is positioned amid improving local infrastructure.

The project offers three-bedroom apartments with a helper’s room and four-bedroom apartments with a helper’s room, with starting prices at Rs 22 million (mn) and Rs 30 million (mn) respectively. Unit dimensions range from 2,075 sq ft for three-bedroom units to 2,750 sq ft for four-bedroom units, with carpet areas between 1,142 sq ft and 1,583 sq ft. The configuration allocates 250 three-bedroom units across two towers and 250 four-bedroom units across four towers to maintain lower-density living and the development does not include penthouses.

The group acquired the land directly from Wave City for Rs 1.75 billion (bn) and indicated the project is expected to generate sales revenue of more than Rs 12 billion (bn). About 200 apartments have already been booked, signalling a brisk initial response, and the developer intends to finance the scheme through a mix of internal accruals, institutional funding and customer collections. Completion is scheduled for 2031 in line with the RERA timeline and planning emphasises phased delivery and regulatory compliance.

Buyers are reported to be predominantly residents of the National Capital Region, with roughly 70 per cent of bookings by end-users and the remaining 30 per cent by investors, reflecting a mix of homebuyers seeking upgrades and longer term investors. The developer framed Gulshan Empire as a response to evolving preferences for spacious, integrated communities, highlighting low-density planning, private garden residences and contemporary lifestyle amenities.
