Hiranandani Unveils Rs 170 Bn Luxury Township in Alibaug

Hiranandani Communities, led by real estate developer Niranjan Hiranandani, has launched ‘Hiranandani Sands’, an integrated township in Alibaug near Mumbai. The 225-acre project projects revenues of Rs 17,000 crore over 10 years and will be the town’s first private township with beachfront and private jetty access.

The development includes luxury homes, villas, serviced apartments, five hotels across leisure and business segments, a convention centre, eco-wellness hub, beachside entertainment and a yacht club. A major water sports hub is also planned by year end.

The township will have a 27-acre reserve forest with 7,000 trees and is located near 100 acres of wetlands. The first phase spans 3.3 lakh sq. ft. with 330 flats, all sold at launch, generating Rs 450 crore topline. Prices range from Rs 80 lakh to Rs 2.85 crore. Hiranandani said the project targets NRIs, HNIs and UHNIs, boosted by Integrated Township Project concessions like a 50% stamp duty rebate.
