SPRE Launches Private Estates at Treetopia

Shapoorji Pallonji Real Estate (SPRE) has launched Private Estates at Treetopia, introducing a limited collection of large-format estate plots within its 105-acre plotted development in Pune Growth Corridor.

The launch follows the response to the first two phases of Treetopia and caters to homebuyers seeking expansive land ownership, privacy and the flexibility to build bespoke residences. The estate plots are located in the foothills overlooking a private 25-acre natural lake and are priced from Rs 15.1 million, all-inclusive.

Situated close to the proposed Purandar International Airport, the planned IT Park, and the proposed Inner and Outer Ring Roads, the development is positioned within one of Pune's emerging residential micro-markets. Designed as a low-density extension of the larger Treetopia ecosystem, Private Estates combines large plots, curated open spaces and a nature-centric environment while allowing homeowners to design residences suited to their individual preferences.

Residents will have access to Treetopia's wider lifestyle infrastructure, including a three-acre clubhouse, a 25-acre lake, a 1.5 km lakeside promenade, wellness and leisure zones, and more than 35 amenities. The project also features a tree-lined, 18-metre-wide central boulevard connecting the residential precinct to common facilities.

"The response to Treetopia has reaffirmed the growing preference among homebuyers for plotted developments that offer flexibility, long-term value, and a strong connection with nature," said Sumit Sapru, CEO, Shapoorji Pallonji Real Estate. "With the launch of Private Estates, we are introducing an exclusive offering for customers seeking expansive land ownership and the opportunity to create highly personalised living spaces that reflect their unique lifestyles."

He added that the Pune Growth Corridor continues to emerge as a high-potential residential destination, driven by major infrastructure developments and improving connectivity. Buyers at Treetopia will also benefit from N.A. plots with individual 7/12 documentation, enabling the development of independent villas tailored to their requirements.

The launch comes amid growing demand for plotted developments among affluent buyers seeking greater privacy, open spaces and long-term value creation.
