Gaurs Group launches Rs 20 billion project on Yamuna Expressway

Real estate developer Gaurs Group has unveiled a new premium residential project along the Yamuna Expressway, expecting to generate around Rs 20 billion in revenue from its first phase. The project is buoyed by robust housing demand in the rapidly developing corridor near the upcoming Noida International Airport.

Spread across 12 acres in Sector 22-D, the project marks Gaurs Group’s latest expansion in the region, where it already operates a 150-acre township. According to Sarthak Gaur, Director of Gaurs Group, the first phase will comprise 950 apartments with a saleable area of 2 million sq ft, while another 250 units are planned for the second phase.

At a basic selling price (BSP) of Rs 8,000 per sq ft, apartments in the development start at Rs 19 million. The company plans to invest Rs 14 billion in construction and infrastructure, which will feature extensive green zones and premium amenities designed for upper-middle and high-income buyers.

Infrastructure boosting regional growth

Gaur said the company is witnessing a strong response from homebuyers, supported by the region’s rapid infrastructure development. “The upcoming Noida International Airport at Jewar is a major catalyst for the Yamuna Expressway belt. With improved connectivity and rising economic activity, this region is fast emerging as the next growth hub,” he said.

Beyond housing, Gaurs Group also intends to develop a shopping mall and a five-star hotel along the expressway to cater to growing residential and commercial demand.

Building the ‘city of the future’

The Yamuna Expressway, which connects Noida and Greater Noida to Agra, has become one of the most sought-after real estate zones in the National Capital Region (NCR). Developers are increasingly betting on its long-term growth potential.
