Mumbai Luxury Homes Outpace Singapore One Point Four Per Cent Rise

A Savills World Cities Prime Residential Index for the first half of 2026 shows Mumbai's prime capital values rose one point four per cent in the six months to June, compared with zero point four per cent in Singapore. Prime rents in Mumbai increased one point two per cent in the period. Across the 30 cities tracked average prime capital values rose zero point six per cent while rents rose one point one per cent.

Mumbai's prime market remains competitive at US$1,130 per sq ft, supported by redevelopment and improved connectivity that are reshaping access across the city. Major infrastructure projects such as the Atal Setu, the Mumbai Coastal Road, the expanding Metro network and the Navi Mumbai International Airport are widening the residential catchment. The Mumbai?Nagpur Samruddhi Mahamarg is strengthening links with wider Maharashtra and supporting emerging economic corridors.

Buyer behaviour in the luxury segment has become more selective after several years of strong capital appreciation, with purchasers placing greater emphasis on asset quality, location and lifestyle proposition rather than market wide appreciation alone. The transition from ageing housing stock to well planned, amenity rich developments is creating a new quality benchmark across micro markets and unlocking constrained land parcels through redevelopment. Savills noted that this evolution reflects a maturing market and is shaping demand for higher quality assets.

Savills forecasts Mumbai's capital values to rise between zero and one point nine per cent in the second half of 2026, compared with an average forecast of zero point five per cent across the 30 cities tracked. Globally, 16 cities are expected to record capital value growth in the second half while 10 are forecast to remain flat and four to decline. Prime rents in Mumbai have marginally outperformed the global average and the focus on quality and long term value is likely to remain a key feature through the remainder of 2026.
