Terra Grande Plans Luxury Second-Home Expansion

Terra Grande by Eldeco has announced its next phase of expansion across Himachal Pradesh and Uttarakhand after the complete sell-out of Phase I of its flagship project in Sirmaur, Himachal Pradesh.

The luxury experiential real estate brand plans to strengthen its second-home portfolio with more than 100 residences across five projects spanning around 61.5 acres. The residences will be located across emerging mountain and wellness destinations, with prices starting from Rs 8 crore.

The announcement follows the success of Terra Grande’s 29-acre development in Sirmaur in the Kasauli Hills. Phase I, spread across 16 acres and comprising 39 luxury villas priced between Rs 8 crore and Rs 10 crore, has been fully sold. The company said the response reflects rising demand for low-density luxury second homes focused on privacy, wellness, nature and curated lifestyle experiences.

Terra Grande is preparing to launch Phase II at Sirmaur while expanding into other locations. Its pipeline includes ongoing developments in Sirmaur and Narendra Nagar near Rishikesh, along with planned projects in Kalth, Solan, another wellness-focused villa community near Rishikesh and a new luxury second-home project in Sirmaur.

Amar Kapoor, CEO, Terra Grande, said the sell-out validates the company’s belief that luxury second homes are emerging as a distinct lifestyle category in India. He added that the brand will focus on low-density communities that combine nature, wellness, privacy and design-led living.
