OSHB Plans Four New Housing Projects With 6,877 Units

The Odisha State Housing Board (OSHB) plans to expand affordable and inclusive housing across the state through four major residential projects in 2026-27, aiming to create 6,877 dwelling units. The announcement follows a high-level review of proposals and aligns with broader urban development objectives. The programme is presented as a response to housing needs among economically weaker and lower-income urban families.

The largest initiative is the Suango public–private partnership housing project on 12.9 acre near AIIMS-Bhubaneswar, proposed to deliver 2,867 dwelling units including 1,034 affordable units. The scheme is projected to generate at least Rs 2.1 bn for the Board. The model combines market and subsidised housing components and is planned for the coming financial year.

The Ranasinghpur engineering, procurement and construction housing project on 5.78 acre is expected to provide 1,262 units with an estimated investment of Rs 3.97 bn. The Patrapada project, to be developed through e-bidding over 11.5 acre, is estimated to create 2,510 dwelling units including 820 affordable units. In Rourkela the Basanti Colony joint venture will add 238 mid and high-income apartments.

At the review meeting the additional chief secretary for Housing and Urban Development directed the Board to prepare a time-bound action plan with clear identification of land parcels, project models and target beneficiaries. She emphasised that social housing should be a core focus to address urban housing shortages. The session also covered freehold conversion, encroachment removal, external infrastructure support and statutory clearances.

Board reported that it has developed 32,343 housing units, shops and plots across 21 districts, with more than 20,000 in Khurda district. The review highlighted five ongoing projects with a combined investment of Rs 5.17 bn comprising 1,484 housing units, and noted that the Kharavela Enclave at Jagamara has reached the handover stage with 30 apartments transferred to allottees. Vasudev Vihar plotted development at Andharua was developed at a cost of Rs 272.7 mn with possession expected from July 2026, while the Gadakana project is being developed at Rs 1.8929 bn and is proposed for launch in July 2026 pending approvals.
